Sensitive planning creates habitable edge of a conservation zone

The Bagot Road master plan was to provide a variety of facilities to tap into the tourist and business traveller market while integrating community facilities and housing.  The overall site has multiple access points from main roads to residential streets.  The master plan provided a layering of facilities from community services off the main road (medical centre and child care) through to retail and conference facilities.   A large lake in the centre of the site provides a resort atmosphere to the conference and restaurant area while introducing a buffer to the apartment buildings.  The resort complex links to the conference facilities and overlooks the lake to the bookend apartment building.

Linking into the adjoining residential area the density of development breaks down into attached and detached dwellings.  Communal recreation facilities and cycle ways connect the development and integrate into the protected nature strip.  Lightweight housing and separate grouped parking with elevated connecting walkways allow the entire development to integrate from a dense retail and resort precinct into a habitable edge of the conservation zone.
